Your roof isn't failing. It's drying out.
The petroleum oils in asphalt are what keep shingles pliable and impact-resistant. Michigan summers bake those oils out with UV and heat. Then the freeze-thaw cycles crack the dried, brittle shingle, and it curls, splits and sheds granules. Traditional roofing calls that "age" and quotes a replacement. The real problem is the lost oils.
Grand Rapids averages 84 freeze-thaw days a winter and Kalamazoo 83. Each one drives water into micro-cracks, freezes it, and widens them.

04 · Roof replacement
Some roofs are pastsaving. We'll say so.
We'd rather treat your roof than tear it off. It's cheaper for you and it's less disruption. But rejuvenation only works on shingles that still have something to work with, and some roofs are past that. When yours is, we'll tell you, and we'll do the replacement properly.
